The Royal Address also ensures the provision of maximum security and safety to all who occupy such properties. As general merchants, The Royal Address imports a variety of building materials for the construction sub-sector of the economy. Our targeted customers are both individuals and real estate developers, building for commercial purposes
Real Estate Re-development
In recent years, Accra, Ghana, has seen a steady inflow of expatriate and skilled personnel responding to the resource and manufacturing boom. Most of them are coming for the limitless opportunities in what has often been seen as one of Africa’s best-run countries. With luxury cars and their designer-clad passengers in plenitude; Cantonments, Labone and Airport Residential is littered with the totems of their success, such as huge mansions with gated driveways that stretch into the distance. The desire to be in such ‘prime’ areas has caused these areas to become congested, with the demand far outweighing supply in this micro-luxury real estate city. Government has old dilapidated properties in these prime areas which have been designated to be re-developed into modern apartments, flats and mixed-use developments on a PPP basis with developers and investors. The Royal Address Limited is well positioned to carve a niche in this sector and has signed contracts with the Government of Ghana in this regard.
The Affordable Housing Project
In order to swiftly and emphatically address the much-publicized nation-wide deficit of affordable accommodation, the Government of Ghana (MWH) acting through the Ministry of Works & Housing, is embarking on a nationwide affordable housing project to address the over 2.7 million housing and infrastructure deficit particularly in the urban areas, and it is intended to be executed in phases with huge private sector collaboration. The project is conceived as apartments/flats to provide affordable housing units made up of two and three-bedroom units for middle- and lower-income government workers in the Ministries, Department, Agencies, and other government related institutions as well as Private Sector Institutions. The project will be implemented along with the necessary physical infrastructures like access roads, drains, water supply, electricity supply, central sewage systems as well as, on a discretionary basis, other social and commercial infrastructure such as schools, commercial centers, hospital, police stations, etc. In line with this objective, the MWH has signed a commercial contract with The Royal Address Limited to develop a total of 200,000 affordable housing units in different locations in sixteen (16) regions in Ghana, within the next 10 years.
The One Worker One House Initiative (OWOH)
In order to swiftly and emphatically address the much-publicized nation-wide deficit of affordable accommodation, the Government of Ghana (GOG) acting through the Ministry of Works & Housing (MWH), is embarking on a nationwide affordable housing project to address the over 2.7 million housing and infrastructure deficit particularly in the urban areas, and it is intended to be executed in phases with huge private sector collaboration. The project is conceived as apartments/flats to provide affordable housing units made up of two and three-bedroom units for middle- and lower-income government workers in the Ministries, Departments, Agencies, and other government related institutions as well as Private Sector Institutions. The project will be implemented along with the necessary physical infrastructures like access roads, drains, water supply, electricity supply, central sewage systems as well as, on a discretionary basis, other social and commercial infrastructure such as schools, commercial centres, hospital, police stations, etc. The OWOH initiative, conceived by TRA Ltd in conjunction with the Government of Ghana is the solution to substantially address the housing deficit. Two million housing units will be built over a 50-year period. In line with this objective, the MWH has signed a commercial contract and off -take agreement with The Royal Address Limited (TRA) to develop a total of 800,000 housing units in different locations in sixteen (16) regions in Ghana under the One Worker One House (OWOH) Project Initiative, within a period of thirty (30) years. 55.24% % of the units will be built in commercial metropolitan regions like Greater Accra, Ashanti and Takoradi, one of the two regions in Western Region, 17.77% spread across the newly created regions and the remaining 27% across the other Regions. Social amenities and local facilities including educational facility, commercial area, light industrial area, gas station and hospitals will be built, owned, maintained and operated by the developer/contractor in the developments to be sited in Greater Accra Region, and any others, at the discretion of the developer/contractor
Financing
The Royal Address Limited will provide funding for the construction and subsequently, collaborate with MWH to allocate housing units to government workers and well-established private sector workers under the One Worker One House Initiative (OWOH). The Government covenants to facilitate payment to the Developer for the houses to be built based on an Off-Take Agreement which is to serve as a guarantee for a ready market for the Developer/Contractor.
The Board of Directors and Management
The Board of Directors and Management of the Company comprise of individuals who have distinguished themselves across a wide spectrum of commercial, technical and other life endeavours. Nevertheless, the success of the Company has been primarily as a result of the vision, doggedness and foresight of its Board of Directors and Management.
Corporate Governance
The Royal Address Limited is a Company that ensures and sustains high standards of Corporate Governance in its dealings. The goal is to exceed “minimum requirements” with due consideration to international standards. Thus, the provisions of the “Code of Best Practices on Corporate Governance” are adhered to as part of the Company's recognition of the demands of its own corporate brand and values as well as international standards of best practices.
i) Responsibility of the Board
The Company is fully compliant with all the duties and responsibilities stated in the code of corporate governance.
ii) Composition of the Board
The Board is composed of three (3) Directors including the Board Chair, which is more than the required minimum. The board members are professionals and entrepreneurs with vast experience and credible records of accomplishment. To enhance corporate governance. Board sub-committees are in the process of being constituted to help the Board properly assess management reports, proposals and oversight functions and make recommendations to the main Board.
iii) Frequency of board meetings
The Board meets regularly at least once in every six months. Sufficient notices with clear agenda/report are given ahead of such meetings. All Directors have access to the Company Secretary who can only be appointed or removed by the Board and is responsible to the Board.
iv) Non-Executive Directors
Non-executive Directors of the Company are of strong calibre and contribute actively to Board deliberations and decision-making. However, non-executive Directors are not appointed for a fixed period. There is a requirement in the Company's Regulation whereby one-third of non-executive Directors retire by rotation at every AGM.
v) Directors’ Remuneration
The Board fixes the remuneration of the Chief Executive Officer. The Board Establishment Committee is chaired by a non-executive Director and is composed of other non-executive Directors and executive Directors. Full disclosure is provided for Directors remuneration.
vi) Reporting and Control
The Board is responsible for and ensures proper finance reporting as well as establishment of strong internal control procedures. The Company has in place an Audit Committee, which ensure this function is well handled.

To ensure the Company’s interests are aligned with the investors, The Royal Address put its capital to work alongside that of the investors. The Company generates returns by focusing on property fundamentals such as financing, development, construction and property and facilities management. The Company's long-term objective is to generate stable and growing distributions for its investors while protecting them against downside risk.
Team
Group Chairman and Executive Director's responsibilities at the managerial level of the Company are well defined. The position of the Group Chairman, who is not directly involved in the day-to-day operations of the Company, is distinct from that of the Chief Executive Officer.
